WORK EXPERIENCE
| Employer: | Real Estate and Business Funding |
| Position: | Work experience |
| Time period: | January 1996 - Present |
| Description: | Funding and Packaging, Creative and Alternative Project Financing, SLS, REO and CMO Portfolios, Commodities & Bank Instruments, General Business Consulting.
- Engaged in the real estate and funding industries, since 1996, and always looking for interesting Real Estate and/or funding offerings and requests. Many types of “alternative” fundings and/or “creative” financings are a specialty. One example; purchase contract financing at $10 million USD minimum.. - Both debt and equity investors are always welcome to initiate contact to back some of these transactions. Most transactions closed have been with real estate buyers/sellers/investors. Private equity investors are available. For investors, CD trades in the USA produce high ROIs, fast. - Hard Money commercial, industrial , retail and multi-family real estate loans and investments. Most types of BUSINESS AND REAL ESTATE sale/purchase facilitation and/or funding/financing. Purchase order and/or invoice funding. - Cash and/or Asset based Proofs of Funds. One financial instrument asset providing source offers a POF as a loan, not a lease, so it can be callable, lienable, assignable, transferable and fully collateralizable. - Real Estate and business transactions, using “Other Peoples Money” - very creative, and yet, fully reliable, and occasionally results in free and clear assets or projects. - Trading interest strips, on USA bank-issued CDs, is one very interesting concept for project funding, when clients have some cash available for this high-yield investment, to finance their projects. - Self-Liquidating Loans, for societally beneficial or humanitarian endeavors and projects. Grants are occasionally available for these types of projects, but only for principals with some assets/capability already in place. - Collateral instruments available, from multiple sources, with outside backing, or with the client’s assets as backing. Almost all types of assets are collateralizable, even a glacier or a forest! Supplying lenders against clients’ collateral instruments. Connections for financial instrument creation, buying and/or selling, or flipping, as well as private buy/sell trading programs, with asset hypothecation loans when needed, of instruments and other above ground assets, occasionally including gems, artworks, etc. - Providing additional availabilities in petroleum sales and purchases, with a direct connection to a USA representative for Gazprom, as well as being direct to a signatory for any and all non-precious refined metals produced by Russia. Commodities trade brokering. Connections for diamonds, gold and other precious metals and gems. |
